1,750,000 SF phased renovation of eight fully occupied buildings in a single portfolio
One Merriweather includes a 213,920 SF Class-A office building and separate 1,337-car precast parking garage. The office building is core and shell which consists of an eight-story composite steel frame structure with precast, window wall and curtainwall skin. It includes a central plant in the penthouse that consists of two 350 ton chillers, ten pumps, cooling tower, DOAS unit, and eight custom air handling units.
The 378,848 SF parking garage includes nine levels of structural tee’s, four elevators, two stair towers, architectural precast, and perforated metal panels on the exterior. The site includes terraced walls, seat walls, metal bridges, boulders and ornamental features, ten bioretention facilities, and an underground rainwater harvesting system.
Two Merriweather consists of approximately 125,000 SF of Class A office space. The building is five floors above ground in addition to a below-ground Concourse Level. The building is comprised of a composite steel frame structure with precast and curtain wall skin elements. The mechanical system includes three rooftop AC units, an energy recovery unit, and VAV boxes on each floor. In addition to the full core and shell construction, Harvey-Cleary provided tenant fit-out services for 71,430 SF of interior construction for Pearson Education.
By serving as the built-to-suit contractor, Harvey-Cleary was able to achieve efficiencies in both cost and schedule for the project. Additionally, by being the general contractor for both packages, the project team was able to better identify and resolve conflicts between base building and interiors internally, which provided a streamlined construction process for both the Owner and Tenant.
