The Area One Office Building and Parking Garage is a 213,920 SF Class A office building with a separate 1,337 car precast parking garage on approximately 5 acres. The office building is core and shell, which consists of an eight-story composite steel frame structure with precast, window wall, and curtainwall skin. It includes a central plant in the penthouse that consists of two 350-ton chillers, ten pumps, a cooling tower, a DOAS unit, and eight custom air handling units. The 378,848 SF parking garage includes nine levels of structural tee’s, four elevators, two stair towers, architectural precast, and perforated metal panels on the exterior. The site includes terraced walls, seat walls, metal bridges, boulders and ornamental features, ten bioretention facilities, and an underground rainwater harvesting system. 

The Area Two Office Building consists of approximately 125,000 SF of Class A office space. The building is five floors above ground in addition to a below-ground Concourse Level. The building is made of a composite steel frame structure with precast and curtainwall skin elements. The mechanical system includes three rooftop AC units, an energy recovery unit, and VAV boxes on each floor.
