The project is situated on a 3.45-acre site, consisting of two four-story office buildings, a future restaurant buildout on level 1 of Building A, and a six-story precast parking garage.
This project consists of select demolition and complete interior finish-out of a 209,302 SF building. The project has been phased with four permits and an expedited schedule to allow the soonest possible occupancy date, allowing the tenant to begin occupying a portion of the space prior to project completion. Special finishes include Woodwright wood veneer walls and ceilings as well as perforated MDF wall panels at the reception wall. The project includes a 2,500 SF training room with a tiered concrete floor consisting of three levels as well as a fitness gym, studio and locker room with shower facilities. 4,217 LF of concrete trench was saw cut and removed to allow for installation of new below-grade conduit and slab on grade floor boxes, completely eliminating the need for power poles at the workstations. Exterior building improvements include six new storefront openings in the metal exterior skin as well as two new exterior cast-in-place stairs and landings.
